Falcon Point, Falcon Ranch, Falcon Landing and Falcon Rock are four loosely connected neighborhoods in Katy. Because of the names of the communities, they are often grouped together but they are quite different. Falcon Point, Falcon Landing and Falcon Ranch were some of the most first communities developed west of the Grand Parkway (also called 99). Falcon Rock was started a few years later. These communities are also some of the more affordable South Katy communities. Each of the communities were developed near the Club at Falcon Point. These neighborhoods have been successful for a multitude of reasons. Let’s explore the similarities first, then the differences.
First, Falcon Point, Falcon Ranch, Falcon Landing, and Falcon Rock are all zoned to Katy ISD, one of the state’s most sought after school systems. Not only are the Falcon communities zoned to Katy schools, they are zoned to some of the best individual schools. Still, schools alone are not the only shared benefit of the communities.
How Katy Growth Affects Homes for Sale in Falcon Point
Mobility is key to Falcon residents, as many commute into the city and the nearby Energy Corridor. All Falcon communities are a stone’s throw from I-10 and the Grand Parkway (99). Additionally, the community is positioned perfectly for Katy’s westward growth and many dining and shopping opportunities are within minutes. The communities differences start to show more when over-viewing the next two points.
The Prestige of Falcon Point Amenities and Why It’s Homes Sell So Well
The genesis of the Falcon communities is The Club at Falcon Point. The Bruce Devlin and Robert Von Hagge designed golf course is very well-respected and a true golf destination for many. Of course, many of the original Falcon Point homes were beautifully placed around the golf course. The beautiful Club features golf, tennis, swimming and dining. The other Falcon communities came a little later, and although they share the Falcon name have little direct association with the Club.
Falcon Point’s Diverse Real Estate Choices
Next, what separates the communities the most is the diverse real estate selection. Most homes were built from the mid 1990’s to the early 2000’s. As discussed earlier, many of the Falcon Point homes are located on the golf course and bayous. Homes in the Falcon Landing section are not on the golf course but are stunning. Most of these homes in Falcon Landing are gated, adding to the desirability. Falcon Ranch is the only one of the communities that is master planned and also features gorgeous homes in several price ranges. Finally Falcon Rock is the most affordable and most recently built. Homes range from about 1800 square feet (traditional 3/2/2) in Falcon Rock to gorgeous golf course estates that can exceed 5000 square feet in Falcon Point. Most architecture is traditional and works well within these beautifully landscaped communities.

In conclusion, the Falcon communities are very diverse but they do share many benefits. Parents can easily get to work and children have the opportunity to attend great schools.
